Development designed and registered to become first garden-style multifamily LEED for Homes Silver Certified in North Texas

McKinney, Texas – Brad Miller, partner with Fore Property Company (FORE), announced today the opening of Greenhaven, located just east of Custer Road on Virginia Parkway in McKinney, Texas. The 216-unit, Class-A multifamily community is a perfect combination of environmental sensibility and high-end living. As the first eco-friendly garden community in North Texas, the project is designed to meet the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) silver certification criteria. In addition, Greenhaven is designed to be Green Built Texas Certified and Energy Star Certified.

The designer clubhouse opened the beginning of September with a billiards lounge, executive business center, coffee bar with wi-fi, and a 24-hour fitness club. Outside entertainment offers a resort style pool, unique water features and al fresco dining with an outdoor kitchen and grilling area. The homes feature urban-fusion luxury design including stainless appliances, granite counter tops, maple cabinets, hardwood-style flooring and walk-in closets.

The City of McKinney was recently named one of the 25 Best Places to Move in the country by Forbes.com, and is home to the world’s first environmentally friendly, LEED-certified car dealership and the first privately developed LEED certified platinum building in the United States. In addition, Wal-Mart’s "McKinney Experiment" is an applied practice store. One of only two such stores in the country, the experimental Wal-Mart uses revolutionary materials, technology and processes to reduce the amount of energy and natural resources required to operate the store.

Construction on Greenhaven began in early 2009 and plans call for completion by February 2010. Leasing is underway and early residents are moving in.

To meet the detailed LEED requirements, FORE has included many sustainable design elements and practices in the project. For example, Greenhaven will provide for numerous water conservation measures in the form of high efficiency fixtures and fittings and state-of-the-art irrigation systems with a self-contained weather station.

Energy savings will be achieved through Energy Star windows and appliances, high efficiency HVAC units, and Compact Fluorescent Lights throughout the apartment homes. Living healthy is also important which is why Greenhaven includes MERV 8 air filters, eco-friendly building products (e.g., Green Label Plus carpets) and low Volatile Organic Compounds (VOC) paints. It is anticipated that all buildings will be upwards of 20 percent more efficient than those designed to 2004 standards.

“It is estimated that Greenhaven will reduce our residents’ carbon footprint by roughly 280 tons per year,” said Miller. “That is the equivalent of taking 70 cars (at 30 MPG) off the road each year. The residents will use about 900,000 gallons less water each year and will save $1.6 million in energy costs over the next 20 years by achieving LEED certification.”

LEED for Homes is a rating system developed by the U.S. Green Building Council that promotes the design and construction of high-performance green homes by providing third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to its impacts.
